Design-build projects consist of a single design-build team. This team works under a single contract with you to provide all design and construction services. There is one team, one contract, and one unified workflow from initial concept through completion.
Design-build reduces risks and overall costs, while increasing the quality and aesthetic of the finished project.
How Does Design-Build Work?
We assemble a team of experts—all highly motivated—who will develop the design, draft the plans and construct the building. This makes it is possible to enhance meet all of your needs while lowering the construction costs.
The greatest results come from open and honest communication, so engaging is integrated into the Design and Build approach. Design-build results in the highest quality, aesthetics, environmental sustainability, future expansion, functionality, schedule and cost.
The design-build procurement route changes the traditional sequence of work. It answers the client's wishes for a single-point of responsibility to reduce risks and overall costs, while increasing the quality and aesthetic of the finished project. An early “Real World” estimate is incorporated before Working Drawings are completed, allowing for any changes necessary to align with budgets at the concept stage, avoiding the expense and delay of full redrafting of the Working Drawings.
Design Process
In this process we assemble an inclusive group of experts in their respective fields, who are motivated “project team members” developing the design, plans and solutions using function, aesthetic and quality as their guiding principles. In this way it is possible to creatively enhance the project while finding ways to reduce construction costs without reducing the functionality of the final product.
Highlights of our design process include:
- Stakeholder’s inputs are collected into the development of the Conceptual Design.
- Involvement of professional engineers, consultants, and suppliers and related trades to collaborate and drive in-depth conceptual solutions.
- Review, refinement and approval of Conceptual Drawings and Estimates.
- Early Conceptual Costing to assess viability to the budgets.
- Approval of Conceptual Design and related Budgets prior to development of working drawings.
Schedule, Build & Commission
As many projects are managed within tight timeframes, an advantage of this process is in the fact the schedule can be advanced with site activities beginning earlier than normal. This is due to the established General Contractor’s ability, under agreement with the owner, to mobilize early and commence primary site development while the final stages of design and permitting are being completed.
In the build, the earliest stage of the foundation can commence early as well, ahead of permit, if assurances can be achieved with the municipality the permit will be approved without changes.
Commissioning of all systems is executed at the final stages of the build assuring all operations of the building are fully functioning. In the last days prior to turn over, a review will be scheduled and conducted with those using and operating the building to familiarize all with its operation.
